Who Needs Flood Insurance?

You're required to have it if: your home is in a FEMA-designated Special Flood Hazard Area (SFHA) — zones starting with A or V — and you have a federally backed mortgage (FHA, VA, USDA, or conventional through Fannie Mae/Freddie Mac).

The NFIP (National Flood Insurance Program), administered by FEMA, is the traditional option. But private flood insurers have expanded significantly in recent years, often offering better coverage at competitive or lower prices — especially for newer homes or properties in moderate-risk zones.


What Flood Insurance Covers (and Doesn't)

Covered:

  • Structural damage from flood water
  • Electrical and plumbing systems
  • Appliances (washer, dryer, water heater)
  • Permanently installed flooring
  • Foundation walls and anchoring systems

Not covered (even with flood insurance):

  • Temporary housing (loss of use) — NFIP doesn't cover this

How Much Flood Insurance Costs

The NFIP transitioned to "Risk Rating 2.0" in 2021, which prices policies based on individual property risk factors rather than just flood zone maps. This means:

Under Risk Rating 2.0, some homeowners in previously cheap areas saw 2–3x increases, while others in high-risk zones actually got lower rates. The new system is more actuarially sound but less predictable.


The 30-Day Waiting Period

Both NFIP and most private flood policies have a waiting period before coverage begins. For NFIP, it's 30 days. Private insurers typically have 10–14 day waiting periods. You cannot buy flood insurance when a storm is forecast and expect immediate coverage.
